About Austin Swanson

 

I'm Austin Swanson, aka "Swany407". I invest in public companies. I have a passion for understanding what makes certain companies succeed and fail, past and present, and look to use that knowledge to make investment decisions. 

​

I also own residential real estate properties, both single family and multi-family, and focus on NNN and absolute net commercial properties.

​

I have degrees in mathematics and actuarial science, and have obtained actuarial credentials of FSA, CERA, and MAAA.

About Emma Swanson

Emma has experience with managing properties for large apartment complexes, as well as self managing rental properties.

 

Previously, Emma managed 124 Units for large property management company, including 72-unit, 30-unit, and a 22-unit apartment complexes.

 

While managing, she maintained at least 90% occupancy at properties. And in both of the larger apartment complexes that were 0% occupied when she took over as property, Emma successfully rented out all unit to 100% occupancy in approximately 2 months, to qualified tenants.

How is the Price of the Course Determined?

​

To put the cost of this course in perspective:

  • One college course can cost anywhere from $1,000 to $7,500+

  • In terms of the amount of money that can be saved from self managing, some property management companies charge anywhere from 50 - 100% of first month's rent and 4 - 10% of every month's rent. If you are looking to own residential real estate properties, or already own properties, the amount of money you save from self managing is staggering, and hence why my wife and I self manage.

 

Ex: One unit at $1,000 could require paying a property manager or company $500-$1,000 of the first month's rent. Then factor on 4-10% of each months rent, or $40-$100 per month. In one year, that is over $2,000. Then factor in other fees as well. Given the higher fee with re-renting out a unit, most managers are motivated to have turnover, as they will make more money. To top it all off, this is only for one unit. Therefore the cost savings over one or more units, and over many years, can be substantial!

 

However, you must manage the right way, or you could lose this savings in other ways. This is why we built this course, to teach others the best way to manage residential real estate.

Why did you create this course?

We recognized a large gap between the current property management courses out there and the level of quality and information that we felt they should have.

 

We wanted to be able to provide that level of quality and information, and in the format of a course with video lessons. This way all the information could be consumed in one place (rather than across many different books, websites, podcasts, videos, etc.), and learned much quicker and easier (compared to the years of reading, watching, and listening to content and years of managing properties).
